Assessed Vs Appraised Vs Market Value| Which Do I Use?

How do we determine Value?
Many of our clients question how the value of their home was ascertained. They see various price quotes on Zillow, Public records, assessors office. All of these values are accurate but they serve very different purposes. It is important to understand what each number represents.

Assessed Value: Value determined by local municipality for tax purposes only. You pay property taxes based on this value. It has nothing to do with the resale value of your home. 

Appraised Value: An Appraiser is hired to determine value that banks are willing to lend on. Essentially, they want to find similar homes in the area that have sold and how much they sold for. They then compare your home to this home and assess whether your home is worth more or less. 

Market Value: What a buyer is willing to pay for the property. It is a combination of Appraised value, inventory, and demand. We understand that if there are several homes on the market listed around $500,000 but none of them are going under contract… these homes are more than a buyer is willing to pay. However, if homes at this price are going under contract within days/weeks, we know that buyers are willing to pay within this price for homes in the area. 

Determining the value of a home for Sale is a little more in depth than simply reviewing comparable homes.

But when it comes to nailing the best deal in real estate, you can get a jump on the competition! Inside-track insights can be found in the most unusual places—such as on a grocery run, or at the gas pump. Realtor.com has rounded up eight surprising indicators of change in home prices. Do they play a role in pushing the numbers skyward or down into the dirt? Or are they false prophets? 

1. Gas prices

Sure, it feels fantastic to fill up your car with gas for just $35 when it used to cost almost $50. But if you’re looking to buy a home, the financial benefit of cheap gas might be overrated—as gas prices fall, home prices inevitably go up. And homes sell faster, too, which takes a toll on available inventory.

For every $1 decrease in gas prices, home prices increase by roughly $4,000 and the average time to sell a property decreases by 25 days, according to a study by Longwood University and Florida Atlantic University.

Lower gas prices lead to increased consumer confidence and more disposable income for potential buyers, Longwood professor Bennie Waller explains. In addition, the listing broker—who has to travel between properties—is more likely to market more aggressively and have more showings when gas is cheap.

2. Trader Joe’s vs. Whole Foods

When it comes to healthy eats, cost-conscious gourmet market Trader Joe’s and pricey, environmentally conscious Whole Foods each have their own massive cult following. But it turns out, if you’re seeking a neighborhood where homes are worth more—and gaining in value—you’d better know which store to look for.

Homes near the two foodie superstores significantly trump the national average home value, but homes near a Trader Joe’s are worth 5% more than homes near a Whole Foods, according to RealtyTrac

Homes near a Trader Joe’s also appreciate faster, with an average appreciation rate of 40% from the time of purchase. Meanwhile, homes near a Whole Foods appreciated 34%, the same as the national average. So even if you do tend to shop at “Whole Paycheck,” you’d probably do better to buy a home near TJ’s—and load up on some Two-Buck Chuck while you’re at it.

3. Sports facilities

Walking distance to the big game? Score! Living near a stadium clearly is not a hard sell for sports fans, but even those without an obsessive rooting interest in the local teams should pay close attention if there’s a major sports facility nearby.

Moving a residential housing unit one mile closer to a professional sports facility increases its value by $793. But the effect disappears after four miles, according to researchers at the College of William and Mary and University of Alberta, who extracted property data within 5 miles of every NFL, NBA, MLB, and NHL facility in the U.S. So sidle up to that stadium—just be sure you have a dedicated parking space.

4. Trees on the street

Everyone knows that stately old-growth trees add major charm to a neighborhood—and are probably an indicator of more expensive homes. But did you know just how expensive? A recent study found that houses on streets where there were trees fetched an average of $7,130 more than houses on treeless streets. Maybe it’s time to consider branching out.

Millennials Choose: Boston Condo versus Single Family?

For the first time in the region’s history, the median sale price of condo units in greater Boston is virtually equal to the median sale price of single family homes. In 2000, condos sold for two-thirds  the price of a single family home in Greater Boston. Today, they are at 99 percent of the value of a single family home. The increase demand and subsequent price hike is due to high-end units and amenities as well as the buying power of younger buyers and investors. 

Millenials do not want maintenance heavy homes as they prefer to enjoy the finer things in life. They prefer to pay the higher price to forego, yardwork, snow removal, and other bothers. The convenience of proximity to public transportation, simple luxuries as in building gyms or pools are extremely appealing. In the past, inventory was cramped and older, today, we have more amenities which comes at a premium. In addition, the cost of construction has increased which makes more sense for developers to produce luxury units as opposed to single family homes as they also get a greater return on their investment.

Millenium Tower is under construction and it’s already more than 90 percent pre-sold. It is not scheduled for occupancy until the summer of 2016. Buyers are signing Purchase and Sale agreements 2 years in advance to secure this prime real estate. Although many are priced out of these areas, the key is to focus on the next up and coming neighborhoods. Prices in these areas are also on the rise but at a slower rate than the most desired neighbrohoods. Currently, Roxbury is the hotbed for millenials due to its proximity to the city and rich culture.

Boston is Healthiest City of Country’s 25 Big Cities

WalletHub.com recently released a study showing Boston as the country’s healthiest city. “WalletHub compared the real-estate markets in 25 of the largest metropolitan areas across 10 key metrics. Our data set ranges from the interest rate on a first mortgage to the percentage of households that have received state or local assistance on their first housing loan”.

“As of the first quarter of 2015, for instance, about 255,000 consumers had a bankruptcy notation added to their credit reports, the lowest quarterly total since 2006. Foreclosure rates have also dipped to their lowest since that same year. In addition, lower down payments and higher approval rates for people with average credit scores indicate a growing housing market.”
